We take a proactive approach to property maintenance, starting with something simple but impactful: every 60 days, we send your tenants fresh air filters directly to the property, ensuring your HVAC system runs efficiently and reducing the risk of costly mechanical issues down the road.

When maintenance needs arise, tenants submit all requests directly through their portal, routing them straight to our team so nothing slips through the cracks. You stay in control without being burdened by every call — simply set your authorization limit and we handle all repairs that fall within it, only bringing you in when a decision requires your input. Your owner portal gives you on-demand access to the financial performance of one property or your entire portfolio — whenever you want it, from anywhere. Every expense, invoice, and transaction is documented and available at your fingertips, so you always know exactly where your money is going.

Your net income is deposited directly into your bank account automatically each month, so you receive what you’ve earned without any extra steps or delays. At the end of each year, we prepare and deliver comprehensive financial statements and 1099s, making tax season straightforward and stress-free. No chasing documents, no surprises — just clear, organized financials that keep you informed and in control of your investment.

Renewal or Move Out

Starting 90 days before the lease expiration, we conduct a fresh rental market analysis to determine whether your current rent remains competitive or whether an adjustment is warranted. With that data in hand, we prepare a lease renewal and present it to your tenant, giving everyone ample time to plan ahead. If your tenant chooses to renew, we execute the updated lease and your property continues generating income without interruption. If the tenant decides to move on, we transition seamlessly into the move out process. A thorough move out inspection is conducted, and a detailed inspection report is prepared and stored in your property’s profile alongside the original move in report — creating a clear, side-by-side record of your property’s condition throughout the tenancy. From there, we handle the deposit disposition with care and precision. If the property is returned in good condition, the deposit is promptly returned to the tenant. If there are damages beyond normal wear and tear, we prepare and file a documented claim to ensure you are appropriately compensated. Every step is handled professionally, transparently, and with your best interests at the forefront.
